January 6, 2011 <br /> PWC Project: 718 <br /> SECTION FOUR: JUSTIFICATION <br /> The rezoning of the parcel will allow for the construction of a 4328 square foot <br /> medical/professional office building and related parking facilities. <br /> The site was previously the site of the Holiday Park Swim Club which was a private <br /> swim club primarily used by local residents. <br /> The new office building will have a residential exterior with brick on the North and West <br /> sides and steel vinyl covering on the East and South sides. The roof shall be <br /> architectural fake shake shingles. <br /> The North property line shall be buffered by an Evergreen Tree Screen. <br /> The traffic generated by the new office uses shall be between 20 and 80 cars/day. <br /> There will be no peak hour traffic. <br /> The proposed use will be non-intrusive to the existing residential neighborhood to the <br /> North. <br /> All site lighting shall be in accordance with City of Decatur regulations. <br /> There is adequate water service and sanitary sewer service on site. <br />
