Jan. 3, 2011
Mr. Terry Smith
Decatur City Plan Commissioner
1610 East Pershing Road
Decatur, IL 62526
Mr. Smith:
On January 6th, you will be asked to vote on a residential re-zoning issue that concerns
me greatly.
The property in question is at 2389 North Florian Avenue in the Home Park
neighborhood of Decatur, one property away from my home at 2414 North Florian
Avenue. The developers are asking that this property be re-zoned to allow for a multiple
family dwelling to be built.
This area, more specifically this street, is apparently zoned for homes and apartments
(there are currently four apartment buildings on the street), which causes problems, like
increased traffic, high-speed traffic and parking congestion. There is currently an
apartment building on the corner next to the property in question. The apartment
building sits on a sharp curve and residents and their visitors park all around the curve
on both sides of the street as well as in front of my house everyday.
Besides being constantly annoying —from the litter and noise— it is a safety hazard. It's
hard for me and my neighbors to back out of our drives and no where for our visitors to
park when they stop by.
I am concerned that an additional multi-family unit on this corner will cause further
congestion and annoyance. I am sure the developers intend to include parking garages
or covered parking areas for their tenants; however, multiple-family complexes inevitably
involve multiple cars per family, multiple visitors and multiple headaches.
I urge you to give this re-zoning request special consideration and disallow multiple-
family construction on the site. Think how you would feel having this congestion on your
city street and in front of your home everyday.
Unfortunately I will be unable to attend your meeting on Jan. 6th because of work
constraints, but I thank you for your time and consideration on this zoning issue.
,Sink ely,
e Spencer
QV
2414 North Florian Ave.
Decatur, IL 62526
Home phone: 217.422.2642
