Excerpts from Plan Commission Minutes of November 4,2010 continued: <br /> Mrs. Mary Cave was sworn in by Mrs. Poland. <br /> Mrs. Cave said traffic generation information was received from Cochran Engineering. The proposed <br /> entrance is an improvement since it is being moved further away from an IDOT route. Current uses <br /> versus proposed uses were looked at and Walgreens is a generator of pass by trips; approximately '/z of <br /> the trips it generates will be pulled from existing traffic. <br /> Mr. Matt Dial asked if the City's services would be updated at the same time to eliminate flooding in <br /> the area. Mrs. Cave stated they are not requiring any detention since the impervious area is remaining <br /> the same. There is a private storm sewer that runs through this site which will collect the drainage. <br /> Mr. Phil Cochran, representative, was sworn in by Mrs. Poland. <br /> Mr. Cochran stated this proposal is to remove approximately 17,400 square feet of the existing <br /> shopping strip center. The tenants, Monical's Pizza and Hickory Point Bank, which are now at the <br /> west end of the building will be relocated to the east end of the building. A new free standing building <br /> will be constructed to house Walgreens to the west of the remaining shopping strip center. <br /> Mr. Cochran said that a brief traffic analysis was prepared and it indicates that the amount of traffic <br /> volume into and out of the site will be reduced. Trip generation models provided by the Traffic <br /> Institute were used to go through a series of calculations based on square footage. The relocation of <br /> the main entrance will also help with traffic congestion and vehicles darting across the street. <br /> Mr. Cochran stated the storm drainage will be collected on site by the private storm sewer. <br /> There were no questions and no objectors present. <br /> It was moved and seconded (Peck/John) to forward Cal. No. 10-32 to the City Council with <br /> recommendation for approval as presented by staff. Motion carried unanimously. <br />
