The petitioner wants to improve their campus as well as this particular area of the community by <br /> providing a safe and secure site that will attract people to participate in church ministries and <br /> events. <br /> Staff believes that the proposed development is compatible with the surrounding area and will <br /> have a positive impact on the neighborhood. The church has been at this location for a number <br /> of years and it has not appeared to have had an adverse effect on the neighborhood. The plan is <br /> consistent with the comprehensive plan for commercial development. It is also consistent with <br /> the Urban Corridors Plan for Mixed Use and Mixed Use-Urban Redevelopment. The church <br /> maintaining its presence in the inner city will help with future redevelopment and stability. The <br /> existing streets are adequate to carry the anticipated traffic of the development. The proposed <br /> utilities are adequate to serve the development. <br /> The Zoning Ordinance allows the site to be rezoned without a site plan but no development may <br /> occur until a plan has been approved by the City Council. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Commission <br /> Meeting. <br /> INPUT FROM OTHER SOURCES: The rezoning has been reviewed by the City's Technical <br /> Review Committee; Planning, Engineering and Fire have approved the rezoning. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
