Stewart, Transportation Planner'., / <br /> V <br /> SUBJECT: Rezone from B-1 Neighborhood Shopping District to B-3 Planned Shopping <br /> Center District in the 2200 Block of East William Street <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning with the <br /> following condition: Final site, landscaping and lighting plans shall be submitted to and <br /> approved by the Economic and Urban Development Department, the Department of Public <br /> Works and the Fire Department prior to building permits being released. The City Plan <br /> Commission voted 7-0 to recommend approval of these petitions at the November 5, 2009 <br /> meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is located in the 2200 Block of East William Street and is <br /> currently developed as a Retail Strip Shopping Center with a parking lot on approximately 4.23 <br /> acres. <br /> The petitioner proposes to rezone the parcel from B-1, Neighborhood Shopping District to B-3, <br /> Planned Shopping Center District in order to redevelop the site into a more modern aesthetically- <br /> pleasing retail strip shopping center. <br /> The proposed development has been designed in accordance with the attached conceptual site <br /> plan for commercial development of the site. In addition, the proposed plan provides for a <br /> unified landscape plan for frontage and parking. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Commission <br /> Meeting. <br /> INPUT FROM OTHER SOURCES: The rezoning has been reviewed by the City's Technical <br /> Review Committee; Planning, Engineering and Fire have approved the rezoning. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
