8. Indemnification. STRIGLOS shall indemnify and hold harmless the CITY and its <br /> CITY Council members, officers, employees or agents in both individual and official <br /> capacities, from all ctaims for bodily injury, death or property damage directly resulting <br /> from STRIGLOS's use of the premises, and from all costs, demands, suits, losses, <br /> attorney's fees and liabilities incurred in or about any such claims for bodily injury, <br /> death or property damage, or any action or proceeding brought thereon. This <br /> indemnification shall not apply to claims, costs, demands, suits, losses, atorney's fees <br /> and liabilities resulting from any third party, not associated with or employed by <br /> STRIGLOS, use of or presence at the parking spaces or premises or arising from the <br /> CITY's violation of any term of this Lease. <br /> 9. Insurance Requirements. STRIGLOS shall obtain at its expense, and keep in force <br /> during the term of this Lease, comprehensive general liability and property damage <br /> insurance in an amount of not less than $1,000,000 single limit, $2,000,000 <br /> aggregate, for bodily injury, death and property damage to any one person and <br /> subject to the same limitations for any one occurrence. The comprehensive general <br /> liability policy shall include coverage for premises and operations, a blanket <br /> contractual liability coverage which includes the indemnification agreement contained <br /> in the preceding paragraph, broad form property damage, independent contractors <br /> and personal injury liability coverage. The policy issued for the above-described <br /> coverage shall name the CITY as an additional insured. Such insurance shall not be <br /> cancelled prior to the termination of this Lease. <br /> 10. Certificate of Insurance. Prior to the commencement of the terms of this Lease, <br /> STRIGLOS shall file with the CITY, and at all times thereafter during the term of this <br /> Lease keep in full force and effect, a Certificate of Insurance, in a form acceptable to <br /> the CITY's Risk Manager, signed by an authorized agent of the insurance company or <br /> companies writing the insurance described in said Certificate showing complete <br /> coverage of all insurance required in this Lease. Such Certificate shall certify to the <br /> following: <br /> a. Name and address of party insured; <br /> b. Name(s) of the insurance company or companies; <br /> c. Name and address of the authorized agent executing such Certificate; <br /> d. The description of the type of the insurance and the coverage afforded <br /> thereunder; <br /> e. The insurance policy numbers; <br /> f. The limits of liability of such policies and the date of expiration of the policies. <br /> g. The insurance company or companies shall further certify that said policies shall <br /> not be modified, cancelled or terminated until after no less than thirty (30) days <br /> written notice to the CITY. <br /> 11. Maintenance. STRIGLOS shall be responsible for all maintenance of the premises, <br /> including but not limited to snow removal, snow hauling, lot sweeping and renewal <br /> painting of pavement markings, during the term of this Lease except for paving <br /> repairs and curbing which shall be the CITY's responsibility, and the CITY shall have <br /> no duty to otherwise repair or upkeep the premises. During the term of this Lease, <br /> the CITY, its agent, employee or designee, shall have the right at any time and from <br /> time to time to enter upon the leased space for the purposes of inspection. <br /> STRIGLOS covenants that it will maintain the Premises in good condition during the <br /> term of this Lease The CITY covenants that it will maintain the paved surfaces and <br />
