Stickle, Senior Planner
SUBJECT: Rezone 2525, 2535, 2545 and 2553 North Main Street from B-1 Neighborhood
Shopping District to B-2 Commercial District
SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to B-2
Commercial District. The City Plan Commission voted 7-0 to recommend approval of this
petition at the September 3, 2015 meeting; the minutes of the meeting are attached.
BACKGROUND: The subject site is approximately 41,000 square feet and is located in the 2500
Block of North Main Street. The site is currently zoned B-1 Neighborhood Shopping District
and is developed with a strip center and a parking lot.
The petitioner proposes to rezone from B-1 Neighborhood Shopping District to B-2 Commercial
District to allow for all those uses permitted in the B-2 Commercial District.
The surrounding zoning includes B-2 Commercial District to the north, B-1 Neighborhood
Shopping District to the south and R-3 Single Family Residence District to the east and west.
There is also B-2 Commercial to the Southeast of the site. The Macon County and Decatur '
Comprehensive Plan shows this area as Heavy Commercial. The permitted land uses in the B-2 '
District are compatible with the land uses and adjacent zoning districts to the north and south
along North Main Street.
The Comprehensive Plan shows this area along North Main Street as Heavy Commercial and the
uses permitted in the B-2 Commercial District are compatible with uses that would be found in
an area designated as Heavy Commercial. Commercial uses in this area of North Main Street
would be appropriate for this site.
POTENTIAL OBJECTION: There were no known objectors at the Plan Commission
Meeting.
INPUT FROM OTHER SOURCES: The petition has been reviewed by the City's Technical
Review Committee; Planning, Engineering and Fire.
STAFF REFERENCE: Any additional questions may be forwarded to Suzan M. Stickle at 424-
2786 or at smstickle@decaturil.gov.
BUDGET/TIME IMPLICATIONS: None.
