The proposed rezoning will be consistent with the already approved R-3 RDP as well in <br /> regards to its compatibility with the character of the surrounding neighborhood. <br /> 5. The proposed rezoning is consistent with the goals of the Comprehensive Plan by developing � <br /> a use other than single family in an area identified for mixed use. � <br /> 7. The proposed parking meets the requirements of the Zoning Ordinance. <br /> STAFF RECOMMENDATION I <br /> 1. Based on the above analysis, staff recommends approval of the petition as submitted with the <br /> following condition: A detailed Site Plan, Lighting Plan and Landscape Plan shall be <br /> submitted to and approved by the Economic and Urban Development Department, the , <br /> Department of Engineering and Infrastructure and the Fire Department prior to the issuance of <br /> a building permit. <br /> PLAN COMMISSION ACTION <br /> 1. Section XIX.G.2 requires the Plan Commission to hold a public hearing on a rezoning request <br /> and forward its report and recommendation to the City Council for final approval.
