The subject site, located at 4005 Camelot Drive, is currently undeveloped and contains <br /> approximately 1.49 acres. The site is currently zoned R-3 RDP Single Family Residential <br /> Development Plan District. <br /> 2. In the late 1970s, the site was zoned R-3 RDP, but was never developed as proposed. The <br /> current developer wishes to reduce the approved density from a total of sixteen (16) units to <br /> twelve (12) units. Because this site was not developed, Staff recommended the petitioner <br /> rezone to PD Planned Development District instead of amending the R-3 RDP. The <br /> terminology that was used in the 1970s is no longer common language and the Zoning <br /> Ordinance covers this type of development under the zoning category of PD. It should also be <br /> noted that the requirements are the same whether the petitioner amends the R-3 RDP or <br /> rezones the site to a PD. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone the lot from R-3 RDP Single Family Residential <br /> Development Plan District to a PD Planned Development Distri t to allow for a multiple <br /> dwelling unit structure. <br /> STAFF ANALYSIS <br />
