The subject site is located at 3635 East US Route 36 and contains ap roximately 3.8 acres and is �I <br /> the old Eagle building located in Decatur Plaza. �I i <br /> PROJECT DESCRIPTION �I <br /> 2. The petitioner proposes to rezone Lot Two (2) of Decatur Plaza from B-1, Neighborhood � <br /> Shopping District to B-2, Commercial District in arder to develop the property commercial with �' <br /> more intensive uses. <br /> STAFF ANALYSIS I <br /> 1. The surrounding zoning includes B-2, Commercial District to the north; R-1, Single Family <br /> Residence District and R-3, Single Family Residence District to the south; B-1, Neighborhood <br /> Shopping District to the east; and R-2, Single Family Residence District and B-1, Neighborhood <br /> Shopping District to the west. The Decatur Urban Area Land Use Plan shows this area as <br /> Commercial. The proposed use is compatible with adjacent uses i the surrounding area. The <br /> rezoning should not have an adverse effect of the surrounding are . The previous use of the <br /> property was a Grocery store which was located at this particular site for a number of years and it <br /> did not appear to have had an adverse effect on the neighborhood. <br /> 2. The rezoning and proposed commercial use is consistent with the i tent of the Comprehensive <br /> Plan and the Decatur Urban Area Land Use Plan. <br />
