Stewart,Transportation Planne��}`� <br /> 0 <br /> SUBJECT: Rezone from B-1 Neighbarhood Shopping District to B-2 Cornmercial District at 3635 <br /> East US Route 36 <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning from B-1 <br /> Neighborhood Shopping District to B-2 Commercial District. The City Plan Commission voted 8-0 to <br /> recommend approval of this petition at the September 4, 2008 meeting; the minutes of the meeting are <br /> attached. <br /> BACKGROUND: The subject site is located at 3635 East US Route 36 and contains approximately 3.8 <br /> acres and is the old Eagle building located in Decatur Plaza. <br /> The petitioner proposes to rezone Lot Two (2) of Decatur Plaza from B-1, Neighbarhood Shopping <br />' District to B-2, Commercial District in order to develop the property with more intensive commercial <br /> uses. <br /> The surrounding zoning includes B-2, Commercial District to the north; R-1, Single Family Residence <br /> District and R-3, Single Family Residence District to the south; B-1, Neighborhood Shopping District to <br /> the east; and R-2, Single Family Residence District and B-1,Neighborhood Shopping District to the west. <br /> The Decatur Urban Area Land Use Plan shows this area as Commercial. The proposed use is compatible <br /> with adjacent uses in the surrounding area. The rezoning should not have an adverse effect of the <br /> surrounding area. The previous use of the property was a Grocery store which was located at this <br /> particular site for a number of years and it did not appear to have had an adverse effect on the <br /> neighborhood. <br /> The rezoning and proposed commercial use is consistent with the intent of the Comprehensive Plan and <br /> the Decatur Urban Area Land Use Plan. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plah Commission Meeting. <br /> INPUT FROM OTHER SOURCES: The rezoning has been reviewed by;the City's Technical Review <br /> Committee; Planning, Engineering and Fire have approved the rezoning. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
