No. 08-36 Petition of REDMOND COMPANY, to amend the <br /> B-2 Planned Unit Development located at 3950 <br /> WEST FOUNTAIN LA1�E. <br /> Ms. Stewart presented the recommendation of staff: I I� <br /> The subject site is currently undeveloped. The property is located at the Southeast corner of US I�, <br /> Route 36 and Parkway Crossing Drive. The site was annexed into the City of Decatur in July <br /> 1971. <br /> The B-2 Planned Unit Development was approved by the City Coun�il in May 2002. The B-2 <br /> PUD is part of a development agreement executed between the City of Decatur and Real Estate <br /> Investors of Decatur and is associated with the development of the Holiday Harbor Water Park. <br /> The final plat of subdivision dividing the property into fifteen lots was approved by the City <br /> Council in August 2004. North Parkway Crossing Drive runs north-south through the <br /> subdivision connecting US Route 36 to West Main Street. <br /> The original B-2 PUD was to include various commercial, office a�d multi-family residential <br /> uses. In June of 2005 City Council approved Lots 13 and 14 to be developed as a Senior Living <br /> Facility. This facility is now in use and is commonly known as Victorian Woods. <br /> The petitioner proposes to amend the approved B-2 PUD in order to construct a bank. <br /> The petitioner has proposed a one (1) story facility to be located,on a 1.68 acre lot. The <br /> proposed facility will be located on Lot Three(3) of Cardwell Crossing. <br /> The only access to this site will be from Fountain Lane, there will be no direct access from US <br /> Route 36. <br /> Staff believes that the proposed development is compatible with the surrounding area and will <br /> have a positive impact on the area in general. The plan is consiste�t witl� the comprehensive <br /> plan for commercial use and the intent of the original B-2 PUD. <br /> Adequate landscaping is proposed for the frontage and parking. <br /> City water and sewers will be provided to the development. <br /> Two (2) monument style signs have been proposed for the develop�ent. One (1) sign will be <br /> placed along Fountain Lane and the other sign will be in the northwlest corner of the proposed <br /> development along US Route 36. <br /> The building material of the fa�ade will consist mainly of Fiber Cement Board and Brick Veneer. <br /> The B-2 PUD plan has been reviewed by the City's Technical Rev�ew Committee; Planning, <br /> Engineering and Fire have approved the proposed plan. <br />
