Stewart,Transportation Planner� <br /> U <br /> SUBJECT: Amend R-5 Residential Devetopment Plan(RDP) at 3077 Sauthern Hills Drive <br /> SiTMMARY RECOMMENDATION: Staff recommends approval of the I�-5 Residential Development <br /> Plan Amendment to allow the existing six (6) foot fence to remain. Staff believes that since the fence has <br /> been in existence for several years and it does not appear to have ha�l an adverse effect on the <br /> neighborhood�that cutting it down to a four (4) foot fence is not necessary aMd would not be aesthetically <br /> pleasing. Staff is of the opinion that the continued use of the six (6) foot fence will not be detrimental to <br /> the neighboring properties. T'he City Plan Commission voted 8-0 to recommend approval of this petition <br /> at the August 7,2008 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is approximately 9.5 acres and i� currently developed with <br /> multifamily units. The property is located north of Pershing Road and west of Southern Hills Drive. <br /> The R-5 Residential Development Plan was approved by the City Council on July 23, 1979. <br /> The original R-5 RDP that was to include 104 townhouse multi-family units was approved by the City <br /> Council on July 23, 1979. <br /> The petitioner proposes to amend the approved R-5 RDP in order to allow the six (6) foot fence that was <br /> constructed sometime in the 1980's to remain on the property. The R-5 RDP! shows a four(4) foot fence. <br /> According to the original R-5 RDP a four(4)foot fence was to be constructec�on the lot lines if required. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Cbmmission Meeting. <br /> INPUT FROM OTHER SOURCES: The R-5 RDP Amendment has been reviewed by the City's <br /> Technical Review Committee; Planning, Engineering and Fire have approved�,the amendment. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
