' 3077 Southern Hills Drive
August 7, 2008
STAFF ANALYSIS
1. According to the original R-5 RDP a four (4) foot fence was to be constructed on the lot lines if
required.
2. Staff believes that since the fence has been in existence for several yars and it does not appear to
have had an adverse effect on the neighborhood that cutting it down to a four (4) foot fence is not
necessary and would not be aesthetically pleasing. Staff is of the opinion that the continued use
of the six (6) foot fence will not be detrimental to the neighboring properties and a six (6) foot
fence is allowed by the Zoning Ordinance.
STAFF RECOMMENDATION
1. Based on the above analysis, the proposed Residential Develapment Plan amendment is
consistent with the intent of the original RDP. Staff recommends approval of the petition.
PLAN COMMISSION ACTION
1. Section XIX.G.2. of the City of Decatur Zoning Ordinance requires tihe Plan Commission to hold
a public hearing to review the Residential Development Plan and rport its findings concerning
the effect on the comprehensive plan and compliance with the stardards of review to the City
Council. A motion to forward Calendar Number 08-35 to the City Council with a
recommendation for approval is suggested.
The above report constitutes the testimony and recommendation of he Planning and Economic
Development Division, Economic and Urban Development Department, City of Decatur.
Joselyn A.
