Parking will be provided by one (1) car garages and private drivewa+�s that will be constructed in <br /> accordance with plans and specifications approved by the City. A total of Thirty-two (32) off <br /> street parking spaces will also be provided for the independent living center. <br /> 3. According to the petitioners this development will occur in four(4) different phases. <br /> STAFF ANALYSIS <br /> 1. It has been determined by the Engineering and Infrastructure Department that a traffic impact <br /> report will not be required. They have determined that no additional traffic control is necessary <br /> for this development. The trips generated by this site should hav� a limited impact on West <br /> Imboden Drive and its intersection with Rt. 51. <br /> 2. Access to the property is to be provided from West Imboden Drive. <br /> 3. Adequate landscaping is proposed for the frontage and parking. A b�ffer yard will be provided to <br /> the west, south and east of the development. <br /> 4. City water and sewers will be provided to the development. <br /> 5. Staff believes that the proposed development is compatible with the surrounding area and will <br /> have a positive impact on the neighborhood. The plan is consistent �4vith the comprehensive plan <br /> for low density residential development. The existing and proposed jstreets are adequate to carry <br /> the anticipated traffic of the development. The proposed utilitie� are adequate to serve the <br /> development. I <br /> 6. The plans include a proposed sign along West Imboden Drive west of the access drive. <br /> 7. The PD plan has been reviewed by the City's Technical Rev�iew Committee; Planning, <br /> Engineering and Fire have approved the proposed plan. <br /> STAFF RECOMMENDATION I��� <br /> 1. Staff recommends approval of the rezoning to PD Planned Devel pment with the following <br /> conditions: <br /> a. A preliminary plat and final plat will be required to separate the prop sed site from the Maranatha <br /> Assembly of God site. The subdivision must be approved by the Economic and Urban <br /> Development Department, the Department of Engineering and �nfrastructure and the Fire <br /> Department prior to being forwarded to the City Council for final approval. <br /> b. Final site, landscaping and lighting plans shall be submitted to and approved by the Economic <br /> and Urban Development Department, the Department of Engineering and Infrastructure and the <br /> Fire Department prior to building permits being released. <br />
