I <br /> Excerpts from Plan Commission Minutes of June 5,2008 continued: <br /> side of the warehouse. The proposed site is two hundred (200) feet a�f vay from his property and <br /> drains from west to east. The drainage does go into a storm sewer but 't is downstream. There is <br /> another parcel that could be developed and if a berm is constructed �t would block the natural <br /> flow. A swale was to be constructed to help with the drainage and it d�d not get built as required <br /> by Engineering who is looking into the matter. <br /> Mr. Cochran stated the property is zoned B-2. He said Mr. Dought ry expects an average of <br /> three hundred (300) cars per day being serviced through the carw�sh over approximately a <br /> twelve (12) hour period, possibly a few hours longer in the summer d�e to more daylight hours. <br /> There are many uses in the B-2 District which would be more inter�se from a traffic point of <br /> view. City staff does review intersections if there are a significant number of accidents reported. <br /> The entrance is two hundred (200) plus feet north of Mound whicl� meets the criteria for an <br /> approach next to an intersection. <br /> Mr. Cochran stated the City Lighting Ordinance requires a minimuml amount of lighting in the <br /> facility and allows a maximum amount of spill over from the lighting beyond the property line. <br /> Mr. Cochran said this facility will not create any additional traffic on �owgill. The vehicles will <br /> enter and exit on Martin Luther King, Jr. Drive. I <br /> Mr. Walston would like the Commission to keep in consideration th�t if this proposed carwash <br /> passes and the other two (2) parcels would be developed that the Cityl should consider putting in <br /> a left turn lane on Martin Luther King, Jr. Drive. <br /> It was moved and seconded (Dunn/Anderson)to forward Cal.No. 08-18 to the City Council with <br /> recommendation for approval as presented by staff. Motion carried �ix (6) to one (1) with Mr. <br /> Mickler voting no. <br /> Mr. Dunn asked that City staff look into the drainage problems, the �raffic situation in the area <br /> and Mr. Dowd taking care of his obligations. <br /> Mr. Smith stated he would take care of the follow up for these probler�hs in the area. <br /> � <br />
