The subject site is located at 255 West Kenwood Avenue near the corner of North Union Street and <br /> West Kenwood Avenue. The property is currently undeveloped. The s ject property is located <br /> within the Institutional Overlay District. The subject site is located adjac nt to a hospital parking lot <br /> located in an O-1 PUD Office District Planned Unit Development. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone the lot from R-3 Single Family Res dence District to O-1 Office <br /> District to allow for the expansion of an existing parking lot. The p titioner is also proposing to <br /> amend the current O-1 PUD in order to include this property. <br /> STAFF ANALYSIS <br /> 1. Staff supports the proposed rezoning and believes that it is compati le with the surrounding O-1 <br /> Office District and the R-3 Single Family Residence District. <br /> 2. Staff supports the use of the subject site for an expansion of the curre t parking lot as it will create <br /> a more practical configuration within the DMH campus. The subject property is currently within <br /> the limits of the Overlay District which allows for the use of a par ing lot. However, the front <br /> yard parking lot setback is 25 feet in the Overlay District and the O- PUD allows for a three (3) <br /> foot setback along West Kenwood Avenue. The petitioner propo es to make the parking lot <br /> expansion align with the current parking lot and therefore needs to rez ne this property. <br /> 3. The rezoning of this property is compatible with the intent of the omprehensive Plan and the <br /> intent of the Institutional Overlay District. In staff's opinion the rez ning of this property to O-1 <br /> Office District will not adversely affect the neighboring properties. <br />
