Crowe, Assistant City Manage <br /> Suzan Stickle, Senior Planner,� <br /> SUBJECT: Rezone from R-3 Single Family Residence District to O-1 Office District at 255 West <br /> Kenwood Avenue <br /> SUMMARY RECOMMENDATION: Staff recommends approval of he rezoning <br /> The City Plan Commission voted 8-0 to recommend approval of this petit'on as presented at the <br /> August 7, 2008 hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The The subject site is located at 255 West Kenwood venue near the corner of North <br /> Union Street and West Kenwood Avenue and adjacent to a hospital parking ot located in an Office District <br /> Planned Unit Development. The subject property lies within the Institutiona Overlay District and is <br /> currently undeveloped. <br /> The petitioner proposes to rezone the lot from R-3 Single Family Res dence District to O-1 Office <br /> District to allow for the expansion of an existing parking lot. The petitio er is also proposing to amend <br /> the current O-1 PUD in order to include this property. <br /> Staff supports the proposed rezoning and believes that it is compatible wi h the surrounding O-1 Office <br /> District and the R-3 Single Family Residence District. <br /> Staff supports the use of the subject site for an expansion of the current parking lot as it will create a <br /> more practical configuration within the DMH campus. However, the fro t yard parking lot setback is <br /> 25 feet in the Overlay District and the O-1 PUD allows for a three 3) foot setback along West <br /> Kenwood Avenue. The petitioner proposes to make the parking lot ex ansion align with the current <br /> parking lot and therefore needs to rezone this property. <br /> The rezoning of this property is compatible with the intent of the Compre ensive Plan and the intent of <br /> the Institutional Overlay District.
