The subject site is located in the 2500 Block of North Church Street and contains approximately <br /> 0.73 acres and is a vacant lot. <br /> PROJECT DESCRIPTION <br /> 2. The petitioner proposes to rezone the five (5) lots from R-3, Single amily Residence District to <br /> B-1, Neighborhood Shopping District in order to develop the property�ommercially. <br /> STAFF ANALYSIS <br /> l. The surrounding zoning includes R-3, Single Family Residence Dist ct to the north, O-1, Office <br /> District to the south, B-1, Neighborhood Shopping District to the east and B-2, Commercial <br /> District to the west. The Decatur Urban Area Land Use Plan shows this area as a Low Density <br /> Residential and Commercial. The proposed use is compatible ith adjacent uses in the <br /> surrounding area. The rezoning should not have an adverse effect o the surrounding area. The <br /> previous use of the property was Bob's Roast Beef Restaurant parkin which was located at this <br /> particular site for a number of years and it did not appear to have h d an adverse effect on the <br /> neighborhood. <br />
