BOE EKER, to rezone property <br /> located at 309 NORTH E WARD STREET from O-1 <br /> Office District to R-6 Mu tiple Dwelling District. <br /> Ms. Stephanie Ashe was sworn in by Mrs. Janet Poland. <br /> Ms. Ashe presented the recommendation of staff <br /> The subject site is located at 309 North Edward Street and contains pproximately 12,400 square <br /> feet. The property is currently developed with a large single fami y structure with an attached <br /> garage. In the past the structure has been used as a multi family reside ce. <br /> The petitioner proposes to rezone the lot from O-1, Office Distric to R-6, Multiple Dwelling <br /> District in order to, 1) reside in the main structure; 2) rent out the age living quarters and; 3) <br /> operate an interior design consulting business as allowed by home occ�pation. <br /> Staff supports the proposed rezoning as it is more compatible with the surrounding R-6 <br /> neighborhood than the current Office District zoning. Staff believes at rezoning the property to <br /> R-6 will provide more appropriate uses of the property in the fut e and help to maintain the <br /> integrity of this structure and property in the historic district. <br /> Staff supports the use of the structure as a two family residence; one 't located above the garage <br /> and the other in the main structure. Staff also believes that running an interior design consulting <br /> business out of the basement under the home occupation rule will not 'nherently affect the property <br /> or the surrounding neighborhood. Staff is of the opinion that the ombination of uses will not <br /> increase the traffic of the neighborhood nor increase the need for on s eet parking, as there is plenty <br /> of parking in the drive way and garage. Additionally, ADA require ents for an office use would <br /> require severe altering of the historic features of the structure. As a residential structure, these <br /> requirements will not need to be met,thus retaining the historic signifi ance of the structure. <br /> Staff recommends rezoning the property from O-1 Office to R-6 Multi le Dwelling District. <br /> According to section XIX.G.2 of the Zoning Ordinance, the Plan ommission shall review the <br /> application at a public hearing and will make findings concerning the �onsistency of the application <br /> with the Comprehensive Plan, the Zoning Ordinance and other la�d development regulations. <br /> Based on the findings, the Plan Commission will make a recommen tion to the City Council. A <br /> motion to forward Calendar Number 08-12 to the City Council with a ecommendation for approval <br /> is suggested. <br /> Mr. Tom Nolan, representative, was sworn in by Mrs. Poland. <br /> Mr. Nolan stated he was the realtor for the selling of this property fro Mr. Paul Boedecker to Mr. <br /> George Sandwell. He has been working with the Ciiy to rezone the pr perty for its future use. <br /> There were no obj ectors present. <br /> It was moved and seconded (Jackson/Anderson)to forwazd Cal. No. 0 -12 to the City Council with <br /> recommendation for approval as presented by staff. Motion carried un 'mously. , <br /> i <br />
