Unit and Building Mix: <br /> Wabash Crossing Rental Phase III includes 90 units, in 30 buildings of five <br /> different types over a development site of approximat ly 21.5 acres. The <br /> buildings will be slab-on-grade wood frame structures with a variety of vinyl and <br /> brick combination exteriors. Off street parking will be p ovided for each unit. <br /> The buildings will include a mix of duplex and fourplex. Building designs will <br /> meet all HUD fair housing and accessibility requirements. <br /> Each phase of Wabash Crossing includes a mix of income I vels. All 90 units will <br /> be income restricted units reserved for households earnin 60% or less of AMI. <br /> Of the 90 income restricted units, 35 (39% of total units) will be under an ACC <br /> contract and reserved for low income public housing ho seholds; 29 (32% of <br /> total) will be project-based Section 8 units; and 26 (29% of total units) will be <br /> reserved for other low-income households. The distributio of income levels will <br /> be subject to a 40 year E�ended Use Agreement and a 0 year ACC contract. <br /> All residential units will be indistinguishable by incom type and will have <br /> comparable exterior and interior finishes and amenities. T e six commercial rate <br /> units will be in the Town Center townhouses. Units for diff rent income levels are <br /> anticipated to "float" within each building, such that each unit may be occupied <br /> by different income level tenants over time. <br /> Location: <br /> The Phase III site is located in downtown Decatur. It fills n the sites left vacant <br /> during Phase I and II, filling out the entire site. It is gen rally bounded on the <br /> north by Condit Street (from Martin Luther King Jr. Dr. to linton St.) and Grand <br /> Avenue (from Clinton St. to the tracks); on the east by the Illinois Central tracks; <br /> on the south by Marietta Parkway; and on the west by Ma in Luther King Jr. Dr. <br /> (from Marietta to Condit) and Clinton (from Condit to Gra d). The site is made <br /> up of discontiguous parcels that will be leased by the Ow er through long term <br /> ground leases from the DHA and the City of Decatur, for a ominal annual rent. <br /> East Lake Management&Development Corp.
