Excerpts from Plan Commission Minutes of March 6,2008 <br /> New Business <br /> Cal.No. 08-04 Petition of STEVE V KAMP, to rezone <br /> property located in th 3900 Block of <br /> Lourdes Drive from R 1 Single Family <br /> Residence District t PD Planned <br /> Development District. <br /> The subject site is approximately 2.47 acres and is currently undevelo ed. <br /> The petitioner is requesting to rezone to PD Planned Development to allow for the construction <br /> of one (1) duplex unit and four (4) tri-plex units on one (1) lot. The evelopment is planned to <br /> contain 14 individually owned units with a target population of 50 years or older. The sole <br /> access to The Villas at Lourdes Condominiums will be provided y Lourdes Drive and the <br /> developer will construct a new road, Villa Drive, running from Lo des Drive to the west and <br /> then terminating in a cul-de-sac. <br /> The proposed density of the development is consistent with density allowed in an R 3 Single <br /> Family Residence District. The density of the proposed develop ent is one unit per 7,685 <br /> square feet. The minimum density requirement for R 3 development i one unit per 6,000 square <br /> feet. <br /> Parking will be provided by two (2) caz garages and private driveway that will be constructed in <br /> accordance with plans and specifications approved by the City. A otal of four (4) off street <br /> parking spaces will also be provided in the development located on t e north side of the cu�de- <br /> sac. <br /> Each unit will be serviced with sprinklers. � <br /> It has been determined by the Engineering and Infrastructure Dep ment that a traffic impact <br /> report will not be required. They have determined that this devel pment will not be a high <br /> volume traffic generator. The roadway and intersections of Lour es Drive and Villa Drive <br /> should maintain a comfortable and stable traffic flow. <br /> Adequate landscaping is proposed for the frontage as well as buffer y ds on all four sides of the <br /> development. In addition to the landscaping along the west propert line, a 6 (six) foot fence <br /> will be provided at the end of the cul-de-sac. <br /> City water and sewers will be provided to the development. <br /> Staff believes that the proposed development is compatible with th surrounding area and will <br /> have a positive impact on the neighborhood. The plan is consistent ith the comprehensive plan <br /> for low density residential development. The existing and proposed eets are adequate to carry <br /> the anticipated traffic of the development. The proposed utilities are adequate to serve the <br /> development. � <br /> The PD plan has been reviewed by the City's Technical Rev'ew Committee; Planring, <br /> Engineering and Fire have approved the proposed plan. <br />
