Excerpts from Plan Commission Minutes of November 1,2007 <br /> New Business <br /> Cal.No. 07-43 Petition of MT VERNON PLA E ASSOCIATION, for an <br /> amendment to reduce the numbe of units from twenty (20) <br /> to fourteen (14) in the R-2 Re idence Development Plan <br /> located in the 4400 Block of Mt. Vernon Place. <br /> Ms. Stephanie Ashe was sworn in by Mrs. Janet Poland. <br /> Ms..Ashe presented the recommendation of staff <br /> The 6.49 acre subject site is partially developed and currently contai s nine condo units with an <br /> additional five units proposed for a combined total of fourteen unit . In 1967, the parcel was I <br /> approved for the construction of forty-eight multi-family units. It w then amended in 1990 to <br /> reduce the density from forty-eight units to twenty-six units. The ost recent amendment to 'i <br /> reduce the number of units from twenty-six to twenty was approved b Council in June of 1993. , <br /> The subject petition requests that the Residence Development Plan ( P) be amended to reduce ' <br /> the proposed units from twenty to fourteen to allow a perpetual landsc pe/green space area. <br /> The proposed development is consistent with the character of the s ounding neighborhood and <br /> general area. The surrounding zoning includes R-1 and R-2 Single amily Residence Districts. <br /> The proposed development is consistent with the intent of the omprehensive Plan. The <br /> proposed perpetual landscape and green space area is consistent ith the surrounding green <br /> spaces and is aesthetically pleasing to the RDP and the surrounding n ighborhoods. <br /> Staff recommends approval of the RDP. <br /> According to section XIX.G.2 of the Zoning Ordinance, the Plan C mmission shall review the <br /> application at a public hearing and will make findings concerni g the consistency of the <br /> application with the Comprehensive Plan, the Zoning Ordinance d other land development <br /> regulations. Based on the findings, the Plan Commission will m e a recommendation to the <br /> City Council. A motion to forward Calendar Number 07-43 to the City Council with a <br /> recommendation for approval is suggested. <br /> Mr. Phil Cochran, representative for Mt. Vernon Place Associati n, was sworn in by Mrs. <br /> Poland. <br /> Mr. Cochran stated the Mt. Vernon Place Association has purchase the area where three (3), <br /> two (2) unit condos were proposed on the south side of Mt. Vern n Place for the purpose of <br /> creating a green space. They are requesting the Residence Developm nt Plan(RDP)be amended <br /> to reduce the proposed units from twenty (20) to fourteen (14) to allow this landscape/green <br /> space area. The landscape/green space area will create a buffer be een the existing units and <br /> East Cantrell Street. <br /> There were no objectors present. <br /> It was moved and seconded (John/Sadorus) to forward Cal. No. 07- 3 to the City Council with <br /> recommendation for approval as presented. Motion carried unanimo sly. <br />
