Vernon Place <br /> SUMMARY RECOMMENDATION: Staff recommends approval of he petition. <br /> BACKGROUND: The 6.49 acre subject site currently contains nine (9)�,condo units with an <br /> additional five (5) units proposed for a combined total of fourteen (14) u its. In 1967, the parcel was <br /> approved for the construction of forty-eight (48) multi-family units. It w s then amended in 1990 to <br /> reduce the density from forty-eight (48) to twenty-six (26) units. The m st recent amendment occurred <br /> in June of 1993 and was approved by Council to reduce the number of u its from twenty-six (26) to <br /> twenty(20). The subject petition requests that the Residence Developm nt Plan(RDP) be amended to <br /> reduce the proposed units from twenty(20) to fourteen (14)to allow a p etual landscape/green space <br /> area. <br /> The proposed reduction in units is consistent with the character of the s ounding neighborhood and <br /> general area and with the intent of the Comprehensive Plan. <br /> 1. The surrounding zoning includes R-1 Single Family Residence a d R-2 Single Family <br /> Residence Districts. The unit reduction is consistent with the Zo ing Ordinance. <br /> 2. The Comprehensive Plan shows the area as Low Density Residen ial and with a density of.46 <br /> units per acre, this certainly falls within the parameters. <br /> 3. The proposed perpetual landscape and green space area is consist�nt with the surrounding <br /> green spaces and is aesthetically pleasing to the RDP and the surr� unding neighborhoods. <br /> The City Plan Commission voted 7-0 to recommend approval of this peti ion as presented at the <br /> November l, 2007 hearing; the minutes of the meeting are attached. <br /> POTENTIAL OBJECTION: There were no known objectors at the Pl Commission meeting. <br /> INPUT FROM OTHER SOURCES: N/A <br /> STAFF REFERENCE: Any additional questions may be forwarded to tephanie Ashe at 424-2781 <br /> or at seashe ci,decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
