Additionally the petitioner proposes to rezone 2100 East ythian from R-2 Single <br /> Family Residence to M-1 Intense Commercial-Light In ustrial District, and to <br /> rezone 2110, 2120 and 2140 East Pythian Avenue an 2071 and 2117 East <br /> Damon Avenue from B-2 Commercial District to M-1 In ense Commercial-Light <br /> Industrial District to allow for the construction of a b ilding to handle their <br /> shipping and warehouse operations for their expanding bu iness. <br /> 6. A buffer yard between ten (10) and fifty (50) feet (ten ercent of the frontage) <br /> must be provided adjacent to residential districts. <br /> STAFF ANALYSIS - <br /> �, 7 . The Decatur Urban Land Use Plan shows the area as resid ntial, commercial and <br /> some industrial. The area continues to change from reside tial to commercial and <br /> industrial with some of the recent changes occurring in 20 5 and 2006. <br /> STAFF RECOMMENDATION <br /> - 8 . Staff recommends approval of the rezoning of the East P hian Avenue and East <br /> Damon Avenue parcels subject_to the following require ents: site, landscaping <br /> _ - - and lighting plans for the building and parking area s all be submitted and <br /> approved by the Department of Economic and Urban Development and the <br /> — Department of Engineering and Infrastructure before buildi g permits are issued. <br /> PLAN COMMISSION ACTION - <br /> 1. The. Plan Commission in its adYisory role to the Cit Council-is to make <br /> recommendation to approve, modify or deny petitions bas d on the requirements <br /> of the Zoning Ordinance and the Comprehensive Plan. In rezoning petitions, <br /> - effects of the approved land uses for the proposed zonin district on the public <br /> health safety and general welfare of the City and its citizens need to be <br /> considered. <br /> 2. Section XXIX. Requires the Plan Commission to hold public hearing on a <br /> rezoning request, and then forward its report and reco endation to the City <br /> Council for final approval.
