The petitioner owns and operates the World of Power Spo s at 2635 North 22nd <br /> Street. The business sells motorcycles, all-terrain vehicl , ski boats and other <br /> motor-driven sport vehicles. <br /> 2. On February 2, 2006, Plan Commission recommended a proval of 2110 East <br /> Pythian Avenue to allow for the construction of a bui ding to handle their <br /> shipping operations for their expanding business. At the ebruary 21, 2006, the <br /> City Council approved the rezoning of 2110 East Pythian A enue. <br /> 3 . Other recent rezoning in the area have been 2110 and 2120 East Pythian Avenue; <br /> 2138 and 2146 East Damon Avenue all were rezoned in 005 from R-2 Single <br /> Family Residence District to B-2 Commercial District. <br /> 4. The petitioner plans to expand the warehousing capabil ties of the business. <br />
