The subject petition requests that the properties in questio be rezoned from B-2 <br /> Commercial District to the R-3 Single Family Residential Dist 'ct. There are three (3) <br /> properties at issue and three petitions were filed. They have sinc been combined into one , <br /> petition. Each tract is improved with a single family residence. he lots are approximately <br /> 5,000 square feet and measure 122.5 feet long by 38 to 42 feet w de. The tracts are owned <br /> by three different individuals. '� <br /> PROJECT DESCRIPTION I <br /> 2. Each of the three lots are currently improved with a house and used as residences. The I <br /> residences are zoned B-2 Commercial District and are therefo e non-conforming. The <br /> petitioners have requested the residential zoning so that the resid nces could be rebuild in <br /> the event they were destroyed, home improvements could be fin ced and that mortgages <br /> might be written in the event of refinancing or sale. <br /> STAFF ANALYSIS <br /> 3. The properties in question lie west of and adjacent to a gas statio on the southwest corner <br /> of East Wood Street and North 22nd Street and generally west of the B-2 Commercial <br /> District which surrounds that same intersection.
