ECONOMIC AND URBAN DEVELOPMENT ME ORANDUM
Memo No. 06-218
September 13, 2006
TO: Honorable Mayor Paul Osborne and City Council embers
FROM: Steve Garman, City Manager
Dane C. Bragg, AICP, Assistant City Manage
Mark L. Smith, Senior Plaie"_(/
SUBJECT: Rezone 2143, 2151 and 2159 East Wood Street fro B-2 Commercial
District to R-3 Single Family Residence District
SiJMMARY RECOMMENDATION: Staff recommends appr val of the proposed
rezoning. The Plan Commission voted 7-0 to recommend appro al at the September 7,
2006 Plan Commission meeting; Plan Commission minutes are att ched.
BACKGROUND: The subject petition requests that the three pr perties in question be
rezoned from B-2 Commercial District to the R-3 Single Famil Residential District.
Each tract is improved with a single family residence. The resi ences are zoned B-2
Commercial District and are therefore non-conforming. The peti ioners have requested
the residential zoning so that the residences could be rebuilt i the event they were
destroyed, home improvements could be financed and mortgages ould be written in the
event of refinancing or sale.
The properties in question lie west of and adjacent to a gas sta ion on the southwest
corner of East Wood Street and North 22nd Street and gener lly west of the B-2
Commercial District which surrounds that same intersection. T e R-3 Single Family
Residence zoning requested is consistent with nearby properties on hree sides.
POTENTIAL OBJECTIONS: There were no objectors to the requ st for rezoning.
INPUT FROM OTHER SOURCES: There were no comments orthcoming from any
other source.
STAFF REFERENCES: If Council members have questions th y may contact Mark
Smith, Senior Planner, 424-2790, or at mismith(udecaturnet.org.
BUDGET/TIME IMPLICATIONS: None
