A six (6) foot fence will be constructed in between Finch Drive and the berm. <br /> 5. A landscaped berm eight (8) feet high with ten (10) foot evergreen trees will provide a sixty <br /> foot buffer along Greenswitch Road. A six (6) foot fence will be constructed in between <br /> Greenswitch Road and the berm. <br /> 6. A six (6) foot high site break fence will be constructed along the south border of the property <br /> fronting Millikin Parkway. <br /> 7. All lighting on site will be in accordance with City of Decatur ordinances and policies. <br /> 8. The expansion of G & D Integrated will create a minimum of 84 jobs for the Decatur area <br /> and include a minimum investment of$5,000,000. <br />' STAFF ANALYSIS <br /> 1. The use is consistent with the character of the surrounding area. <br /> 2. Based on the current use of the surrounding properties in Park 10I, the <br /> proposed use will not be detrimental to the current uses and is in harmony with the intent of <br /> the Comprehensive Plan. <br /> 3. The proposed development is consistent with the intent of the Zoning Ordinance. <br /> 4. The landscaped berms and site break fence will mitigate the effect of the container storage <br /> area on the surrounding properties. <br /> 5. The City of Decatur and surrounding area will benefit greatly from the added jobs and capital <br /> investment produced by the expansion. <br /> 5TAFF RECOMMENDATION <br /> l. Based on the above analysis, staff recommends approval of the rezoning to M-2 Heavy I <br /> Industrial and the Conditional Use Permit to allow outdoor storage: '�I <br /> a. Final site, landscaping and lighting plans shall be reviewed by the Economic and Urban <br /> Development Department and the Department of Engineering and Infrastructure priar to <br /> construction. <br /> PLAN COMMISSION ACTION <br /> 1. According to section XXII.A.2 of the Zoning Ordinance the Plan Commission shall review 'I <br /> the application at a public hearing and will make findings concerning the consistency of the , <br /> application with the Comprehensive Plan, the Zoning Ordinance and other land development '� <br /> regulations. Based on the findings, the Plan Commission will make a recommendation to the <br /> City Council that the Conditional Use Permit be approved, approved with conditions or ! <br /> disapproved. <br /> 2. A motion to forward Calendar Number 06-52 to the City Council with a recommendation for <br /> approval is suggested. <br />
