There is an existing site break fence along the west, south and west perimeter of the property. ��� <br /> The north border contains a chain link fence. The site break fence that surrounds the ' <br /> neighboring property to the north and west is in disrepair and missing in some spots. ' <br /> STAFF ANALYSIS <br /> 1. The use is consistent with the character of the surrounding neighborhood and general area. <br /> 2. The use is consistent with the amended Comprehensive Plan and intent of the Zoning <br /> Ordinance. <br /> 3. The site break fence will screen the auto salvage yard from neighboring uses and roadways. <br /> STAFF RECOMMENDATION <br /> 1. Based on the above analysis, staff recommends approval of the amended M-2 Conditional <br /> Use Permit with the following condition: <br /> a. An eight (8) foot site break fence shall be constructed and maintained in good condition <br /> and repair around the perimeter of the property as shown in the attached drawing. <br /> PLAN COMMISSION ACTION <br /> 1. According to section XXII.A.2 of the Zoning Ordinance the Plan Commission shall review <br /> the application at a public hearing and will make findings concerning the consistency of the <br /> application with the Comprehensive Plan, the Zoning Ordinance and other land development <br /> regulations. Based on the findings, the Plan Commission will make a recommendation to the <br /> City Council that the Conditional Use Permit be approved, approved with conditions or <br /> disapproved. <br /> 2. A motion to forward Calendar Number 46-49 to the City Council with a recommendation for <br /> approval is suggested. <br /> The above report constitutes the testimony and recommendation of the Planning and Economic <br /> Development Division, Economic and Urban Development Department, City of Decatur. <br /> Greg C.
