The site was presumably zoned M-1 to <br /> accommodate the vehicle maintenance and�storage. The large setbacks and park-like setting <br /> of the site buffered the use from the neighborhood. <br /> 3. Staff believes the following limited uses could be accommodated at the site without intruding <br />, into the residential neighbarhood: Accessory buildings and uses, Assisted living facility, <br /> Automated teller machine. Automotive repair and service (minor); existing building only, <br /> Club-fraternal, membership and private, Congregate.elderly housing, Convenience food and <br /> bevera�e store; main building only, Cultural Facility, Dancing or music academy, Day care, <br /> Financial institurion, Funeral home, Government building or use, Health care uses, <br /> HoteLtiiotel; main buildin� only, Office including professional and contractors and builders; <br /> no outdoor stora�e, Paraprofessional schools, Personal services, Place of Worship; main <br /> buildin�; one freestandin� sanctuary up to 100,000 square feet and 50 feet in height, Public <br /> uses, Radio or television broadcasting station or studio, main building only, Recreation, <br /> commercial indoor; main building and one free standing gymnasium, Retail (less than 5,000 <br /> square feet); no outdoor storage, Restaurant; ma�n building and patio only. <br /> 4. Site si�aQe is limited to the followin�: up to three freestanding signs will be allowed along <br /> U S Route 36 and\orth 27th Street; no sign shall be larger than 100 square feet and no taller <br /> than 3� feet; all si�s must be located at least five feet from the property line; signs may be <br /> illuminated, but not flashing. One electronic message unit sign totaling no more than 50 <br /> square feet may be placed along U. S. Route 36 or North 27th Street and may be placed on <br /> the same si� structure as non-message unit signs. Electronic message units signs may only <br /> display advemsing information related to the business located on the same premises or time <br /> and temperature or ci�-ic or charitable information. No off-premise si�s (billboards) will be <br /> allo«-ed. <br /> 5. Staff recommends the following buffer yard and setbacks to protect the adjoining residential <br /> area: A 7� foot buffer yard setback shall be maintained along the north property line, the <br /> east property line and along Lake Shore Drive. Lot Thirteen (13) in Block Three (3) of <br /> Sylvan Shores�vill be maintained as a buffer yard. <br /> 6. No drive�vay access will be allowed along Lake Shore Drive for the church site. If the site is <br /> subdivided for residential use along Lake Shore Drive, staff will reconsider a drive access. <br /> STAFF RECO�I�IE��D�TIOr <br /> 1. Staff recommends approval of the rezoning to PD Planned Development with limited uses <br /> and conditions for signage and setbacks. <br />
