Stewart, Transportation Planne�„� <br /> SUBJECT: Rezone from R-1, Single Family Residence District to M-1, Intense <br /> Commercial-Light Industrial District at 1909 South Taylorville Road <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning as proposed. <br /> The City Plan Commission voted 9-0 to recommend approval of this petition at the July 6, 2006 <br /> meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is located at 1909 South Taylorville Road and contains <br /> approximately 0.560 acres. The site was recently annexed into the city limits on May 15, 2006. <br /> There are currently two manufacturing businesses located at the site. Malloy Barcol Overdoors of <br /> Decatur is located on the north side of the building and Wright Products is on the south side. <br /> The petitioner proposes to rezone 1909 South Taylorville Road from R-1, Single Family Residence <br /> District to M-1, Intense Commercial-Light Industrial District so that they can be in compliance with <br /> the zoning ordinance. When property is annexed to the city it automatically comes in as R-1; in <br /> order for the businesses to be allowed to continue in operation the property must be rezoned. <br /> Areas to the north, south and west are located in the County. The area to the east is zoned M-1, <br /> Intense Commercial - Light Industrial District. The Decatur Urban Area Land Use Plan shows this <br /> area as Light Industrial and Commercial.
