The area to the east is zoned M-1, Intense <br /> Commercial - Light Industrial District. The Decatur Urban Area Land Use Plan shows this area as Light <br /> Industrial and Commercial. The existing use is compatible with adjacent uses to the east as well as the <br /> surrounding area. Adjacent property values will not be diminished with the continued operation of the <br /> businesses. <br /> STAFF RECOMMENDATION <br /> 1., Staff recommends approval of the rezoning. <br /> PLAN COMMISSION ACTION <br /> 2. The Plan Commission in its advisory role to the City Council is to make recommendation to <br /> approve, modify or deny petitions based on the requirements of the Zoning Ordinance and the <br /> Comprehensive Plan. In rezoning petitions, effects of the approved land uses for the proposed <br /> zoning district on the public health safety and general welfare of the City and its citizens need to <br /> be considered. <br /> 3. Section XXIX. requires the Plan Commission to hold a public hearing on a rezoning request, and <br /> then forward its report and recommendation to the City Council for final approval. A motion to <br /> forward Calendar Number 06-43 to the City Council with a recommendation for approval is <br /> suggested. <br /> The above report constitutes the testimony and recommendation of the Planning and Economic <br /> Development Division, Economic and Urban Development Department, City of Decatur. <br /> Joselyn A.
