Mille AICP, Senior Planner� T , ,, <br /> Greg Crowe, Economic Development Coordinato�� <br /> SUBJECT: Mound Center B-3 Planned Shopping Center Amendment <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition to amend the <br /> Mound Center Planned Development. <br /> The amendments will allow for development of the site that furthers the City's goal of developing the <br /> Mound Center site with quality retail sites enhancing the sales tax base. <br /> The City Plan Commission voted 9-0 to recommend approval of this petition at the June 1, 2006 <br /> hearing; the minutes of the meeting are attached. <br />� BACKGROUND: In April of 2003, the Decatur City Council rezoned the site on Mound Road and <br /> US Business 51 to B-3 Planned Shopping Center District to facilitate the development of Mound <br />' Center including a 125,400 square foot Target store and 47,500 square feet of additional space for <br /> future retail and restaurant stores. In October of 2003, the City Council amended the original plan to <br /> allow for the development of a multi-tenant building on Lot Three (3) including a Starbucks. <br /> The current requested amendment is for the development of an Olive Garden on Lot Four (4) that <br /> includes: <br /> 1. A reduction in the size of the building from 7,500 square feet to 6,057 square feet. <br /> 2. Re-arrangement of the parking stalls because of the building reduction. <br /> 3. Addition of a monument sign fronting US Business 51 along with another monument sign <br /> fronting Mound Road. The original PD allowed for only one monument-style sign fronting <br /> Mound Road. <br /> The proposed development is consistent with the goals of the original planned development, <br /> Comprehensive Plan and Urban Corridors Plan. <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were no objectors to the petition at the Plan Commission <br /> meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Greg Crowe at 424-2725 or at <br /> �ccrowe(c�decaturnet.or�. <br /> BUDGET/TIME IMPLICATIONS: None <br />
