The 1.08 acre site was recently purchased by the developer; the site is currently vacant. Country <br /> Club Villas are located to the north of the development. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner is proposing the construction of four(4) single-family lots on the 1.08 acre tract. The <br /> lots will be accessed from a private drive that exits onto south 44th Street. The single-family lots <br /> will be targeted to the over 50 year-old single person or married couple with no children. The lots <br /> will be sold and owned by the homeowner; there will be a homeowners association for the <br /> maintenance of the drive and the lots. <br /> 2. The average lot size of the four developments is approximately 11,000 square feet each; 6,000 square <br /> feet is the minimum requirement for R-3 developments. The R-3 minimum required lot width is 50 <br /> feet and the lots will meet the width requirement. The petitioner is requesting to vary the minimum <br /> required R-3 building side yard setbacks on Lot Two from seven (7) and five (5) feet to five (5) and <br /> five (5)reducing the aggregate side yard setback on Lot Two from twelve feet(12)to ten feet(10). <br />
