Smith, Senior Pl <br /> SUBJECT: 1726 West Rock Springs Roa rezoning from R-1 to B-2 <br /> SLTMMARY RECOMMENDATION: Staff recommended approval of the rezoning <br /> from R-1 Single Family Residence District to B-2 Commercial District. The Plan <br /> Commission voted 9-0 to recommended approval of the petition at the June 1, 2006 <br /> meeting; the Plan Commission minutes are attached. <br /> BACKGROUND: The property is part of a larger tract owned by the same owner. <br /> Approximately one-half of the tract was annexed (June 19, 2006) to the City of Decatur <br /> city limits as R-1 Single Family Residence District. The other half of the property is <br /> zoned B-2 Commercial District. The petitioner has requested that the 9,571 square-foot <br /> tract be rezoned to the B-2 Commercial District. The property is currently used as a <br /> tavern and a non-conforming parking for Mel's Beer Shed. The petitioner wishes to <br /> demolish the existing building and build a new tavern. There are many commercial and <br /> light industrial uses in the immediate vicinity. The Decatur Area Urban Land Use Map <br /> shows the area as Commercial. <br /> POTENTIAL OBJECTIONS: There were no objectors to the rezoning request. <br /> INPUT FROM OTHER SOURCES: There were no comments forthcoming from any <br /> other source. <br /> STAFF REFERENCES: If Council members have questions they may contact Mark <br /> Smith, Senior Planner, 424-2790, or at mismith(cr�,decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
