The subject petition requests that the property be rezoned from R-1 Single Family Residential District to <br /> B-2 Commercial District. The property at issue in this case is part of a larger tract, both owned by the <br /> same owner. Approximately one-half of the tract will be annexed in the city limits as R-1 Single Family <br /> Residence District and the other half (currently within the corporate limits) is zoned B-2 Commercial <br /> District. The petitioner has requested that the part of the property to be annexed to the City be rezoned to <br /> the B-2 Commercial District. The property in question contains approximately 9,571 square feet. <br /> PROJECT DESCRIPTION <br /> 2. The property is currently used as a tavern (on that portion already in the City). The property to be <br /> rezoned B-2 is currently used as parking for Mel's Beer Shed. The petitioner wishes to demolish the <br /> existing building and build a new tavem. <br /> STAFF ANALYSIS <br /> 3. Generally, on three of the sides adjacent to the property in question, the nearby land is zoned M-1 Light <br /> Manufacturing by Macon County. The tract immediately west of the property in question is currently <br /> zoned R-1 Single Family Residential by the City, but it is used as a nonconforming parking lot for the <br /> tavern customers. The properties generally to the south and across Rock Springs Road are zoned R-1 <br /> � Single Family Residence District. <br />
