Mi le , AICP, Senior Planner,��v� <br /> Vasudha Pinnamaraju, Planner �,,,�.,. <br /> � '��,'yi"°J� <br /> SUBJECT: Rezoning of 2065 South 34th Place from R-1 Single Family Residence District to R-2 <br /> Single Family Residence District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning as requested. The <br /> City Plan Commission voted 7-0 to recommend approval of the petition at the March 2, 2006 hearing; the <br /> Plan Commission minutes are attached. <br /> BACKGROUND: The subject site is located at South 34th Place and East Orchard Drive. Surrounding <br /> properties on the north, south, east and west are zoned R-1 Single Family Residence District. However, <br /> most property from Route 36 to the north, Albany Place on the west and Hilltop Drive on the east is <br /> zoned R-2 Single Family Residence District. <br /> The site was annexed in 1981; an adjacent area was annexed in 1987; the properties came into the City as <br /> R-1 Single Family Residence District. These properties were not rezoned to R-2 which would be the <br /> appropriate zoning. Staff will look into bringing a petition forward rezoning the area between Maryland <br /> Street, Orchard Drive, 32nd Place and Albany Place to R-2. Both R-1 and R-2 districts are Single Family <br /> Residence Districts. The minimum required R-1 lot size is 20,000 square feet; a minimum width of 80 <br /> feet is required; set backs are 30 feet front yard, 20 feet rear yard and 10 feet on both side yards. The <br /> minimum required R-21ot size is 9000 square feet; a minimum width of 60 feet is required; set backs are <br /> 25 feet front yard, 16 feet rear yard and 8 feet on both side yards. <br /> The subject site contains a residential structure on the south side of the lot and a vacant yard on the north <br /> side. The petitioner plans to subdivide the premises and build another house on the vacant portion of the <br /> current lot. When subdivided, the proposed Lot One will contain 16,131 square feet and be 101.5 feet <br /> wide; the proposed Lot Two will contain 11,139 square feet and be 70 feet wide.
