  ,

NARI2ATIV OF EhISTING CONDITIONS AND PROPOSALS
I
The building was built of brick load bearing alls three courses thick, in Common
(Header Bond) method, with face brick tied back by a header course every eightl course.
The floors are 2x]2 running north-south (3x14 on the fourth floor).

f Regarding the currerlt siructural condition of the building as evidenced on the
facade, two items arose. Brick along the vertical south ede of the Main Street elevation
appeared to be pulled away from the face by about 2" over about 20' of the height. The
brick has been tuck pointed and tlere is currently no evidence of,movenent (cracking in
the mortar joints) on the exterior. On the interior this area of the wa11 was furred out and
drywalled. This shouid be checked periodically.
Secondly, ihere is some seitling of the bay windows. On the Merc}Iant Street side
the eastern end of eac11 bay appeared to have dropped in some cases as much as 2". The
southernmost sile of the southernn7ost bay and t17e northernmost side of tle nortlernmost
bay appear to have diopped the least causing these bays to be cocl:ed towal-d the nziddle
of the buildinb. The middle two bays appear to have settled evenly. There is also some
r evidence of movement where the bay meets the brick and at the roof flashing.

, Related to this movement is the amount of rust on the bottom of the bays. This
indicates that water has been entering the bays over a period of time. If so, tlie structural
'' wood frame uould have deteriorated. We plan to open the bottom of a bay oi the second
I' floor to check the integrity of the structure.

Finish materials on t11e faade consist of wood framed single pane windows and
1 wood trim, face brick, conerete cornice and inoldings, and galvanized steel claddill on
the bay windows. Stonn windows ere added approximaiely eiht years abo on all bay
windows due to air infiliration. Approximately twenty five years ago the brick and copin
was tuck pointed. Windows wel-e also reworked as needed.
1
Tle condition of the original bay windows has detei-iorated allowin i1
ilzfiltration and difficulty opening. The} are also single lazed, which is not suitable ii1
lhis climate. We recomlend removiig all existing storn7 windos, and all origila]
windows due to deterioration and darnge, and replacing them wiih thernzally eIf cient
lv✓ e; agon filled), low exterioi- maiiltenance (alui7linun clad); windows, fixed alld
single hung, Saiple catalogue cuts a1d descriptiols are attached. We reco7mend
replacing the exterior wood trim that has deteriorated and has been danaed as tlc finish
has worn off and left tle wood eposed to the weather; itl cellular PVC trin boards.

"Th wood fraie of the arcled windo«s has aiso dcteriorated over time Znd the
'd as exposed to the v,eather. These indrns are also sinle pane. All o1tlle center
two arcled windos on the Main Street side haee been blocked in to allow for bathroom
sloers in the apariments on the second. tliii-d and fourth floors.
