-3- <br /> Upon the Board and the County making all the payments required under this Lease and <br /> Buy-Back Agreement,the Commission shall convey to the Board good and marketable title to <br /> the Leased Premises. <br /> SECTION 3: Oneration and Maintenance <br /> A. The Commission shall provide heat, air conditioning, light,power, water, sewer <br /> and all other basic utilities for the Leased Premises. The Commission shall also operate, repair, <br /> maintain, and replace, if required,the heating,ventilating, air conditioning,plumbing, electrical <br /> systems, and the physical structure of the building, including, but not limited to,windows, roofs, <br /> ceilings, floors, and walls (but not including any trade fixtures or alterations made by the Board <br /> after the date of this Lease). The parties intend that the Commission shall have the obligation to <br /> operate, repair,maintain and replace, if required, all aspects of the Leased Premises, except as <br /> specifically stated herein. <br /> The Commission shall clean and maintain the Leased Premises and schedule the cleaning <br /> and maintenance so as to cause the least inconvenience to the public use of the Leased Premises. <br /> B. The Commission reserves the ri ht to inte <br /> g rrupt service of the heatmg, air <br /> conditioning, elevator,plumbing and electric systems when necessary by reason of accident or <br /> emergency until emergency repairs have been made,providing such emergency repairs are made <br /> with due diligence. The Commission shall,if practicable,notify the Board of the interruption, <br /> the reason for it, and the estimated time it will take to make emergency repairs. Other repairs, <br /> maintenance, alterations, replacements and improvements shall be made at reasonable times so <br /> as to minimize interference with operations. The Commission shall have no responsibility or <br /> liability whatsoever for failure to supply heat, air conditioning, elevator,plumbing, or electric <br /> service when prevented from doing so by strikes, accident or by any other cause beyond the <br />
