Stickle, Senior Planner
Joselyn A. Stewart, Transportation Planner
SUBJECT: Rezoning of property located at 1096 West Decatur Street from B-2
Commercial District to R-6 Multiple Dwelling District and for a
Conditional Use Permit to allow for a rooftop cell tower.
SUMMARY RECONIl7ENDATION:
Staff recommends approval of the proposed rezoning for a portion of the parcel from B-2
Commercial District to R-6 Multiple Dwelling district as the rezoning will create a uniform
zoning for the parcel and is consistent with the land uses in the surrounding area. Staff also
recommends approval of a conditional use permit to allow for the installation of a Verizon
Cell Tower on site with the following conditions: 1) The facility/tower shall be in compliance
with any other applicable local, state, or federal regulations at all times; 2) Towers and
antennas shall be designed to blend into the surrounding environment through the use of color
and camouflaging architectural treatment, except in instances where the color is dictated by '
federal or state authorities such as the Federal Aviation Administration; 3) The proposed I
tower shall meet the required fall zone; and 4) That the proposed operation be in compliance j
with applicable provisions of the City's adopted Building Codes, including obtaining a ',
building permit to perform any proposed or required improvements to the existing structure.
The City Plan Commission voted 8-0 to recommend approval of this petition at the October l,
2015 meeting; the minutes of the meeting are attached.
BACKGROUND:
The subject site is developed as a multi-family residence and located at 1096 West Decatur
Street.
