Currently a 4200 square foot building (formerly utilized as a truck wash) occupies the <br /> 110,600 square foot lot. The site is located in an industrial park where most of the lots are <br /> vacant. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner is requesting a conditional use permit to allow above ground tank storage on <br /> the property. The tanks will store soy diesel, ethanol and other gasoline additives. The <br /> additives are splash blended into transport tankers. The blended fuel is then delivered to <br /> retail locations. The tanks are all two hour fire-rated, double-wall constructed tanks. <br /> 2. The existing building will be used to store maintenance parts for the transports and Ranger's <br /> retail facilities. There is also an office to facilitate required paper work. <br /> 3. All above ground storage tanks are regulated by the State Fire Marshall's Office. <br /> STAFF ANALYSIS <br /> 1.
