The original PD allows for a ten (10) foot tall monument-style sign limited to forty (40) <br /> square feet in area for Lot 3. <br /> STAFF ANALYSIS <br /> 1. The amendments will allow for development of the site that furthers the City's goal of <br /> developing the Mound Center site with quality retail sites enhancing the sales tax base. <br /> 2. The proposed development is consistent with the goals of the original PD, Comprehensive <br /> Plan and Urban Corridors Plan. <br /> STAFF RECOMMENDATION <br /> 1. Based on the above analysis, staff recommends approval of the PD amendment with the <br /> following condition: <br /> a. Final site and landscaping plans for Lot 3 shall be reviewed by the Economic and Urban <br /> Development Department and the Department of Engineering and Infrastructure prior to <br /> construction. <br /> PLAN COMMISSION ACTION <br /> 1. Section XIX of the Zoning Ordinance requires the Plan Commission to hold a public hearing <br /> to review a Planned Development and then forward its report and recommendation to the <br /> City Council for final approval. A motion to forward Calendar Number OS-56 to the City <br /> Council with a recommendation for approval is suggested. <br /> The above report constitutes the testimony and recommendation of the Planning and Economic <br /> Development Division, Economic and Urban Development Department, City of Decatur. <br /> Greg G Crowe <br /> Economic Development Coordinator <br /> ATTACHMENTS <br /> 1.
