However, staff is not supportive of the rezoning of the north 182 feet of Lot 16 (2110 <br /> East Pythian Avenue). There is a single family structure on the south half of Lot 16 and <br /> the lot is still surrounded on the north, west, and southby single family units that appear <br /> to be occupied. <br /> Based on the above analysis, staff recommends approval of 2120 East Pythian Avenue <br /> subject to the following conditions: site, landscaping and lighting plans for the building , <br /> and parking area must be submitted and approved by the Department of Economic and <br /> Urban Development and the Department of Engineering and Infrastructure before <br /> building permits are issued. Staff recommends denial of the petition to rezone 2110 East <br /> Pythian Avenue. <br /> Elayna Sadorus entered the meeting. <br /> Mr. Nordholm questioned why the petitioner withdrew lots fifteen (15) and sixteen (16) <br />, in 2002. Ms. Miller stated staff was recommending denial and there were objectors at <br /> that Plan Commission meeting. <br /> Mr. Tom Smith questioned how many houses were occupied around this area. Mrs. <br /> Stewart stated she believed all were occupied in this azea. <br /> Ms. Adrian Lynch was sworn in by Ms. Jesse. <br /> Ms. Lynch, with SKS Engineering, representative for petitioner, stated she would answer <br /> any questions that the Commission had concerning this petition. <br /> Mr. Nordholm questioned how significant this approval was for the petitioner. Ms. <br /> Lynch stated very significant. Ms. Lynch stated that World of Power Sports does a lot of <br /> shipping and receiving and the extra storage for this was needed. Ms. Lynch stated the <br /> two of the residences are occupied but will be torn down for construction. <br /> Mr. Nordholm stated he has been out several times to this site and did some research on <br /> the needs. He stated in his opinion to rezone both lots would be more beneficial to the <br /> petitioner and the community. Mr.Nordholm felt that the appearance from the street <br /> would not be altered and that there was no opposition from local residence. <br /> Mr. Terry Smith stated he also visited the site and felt it would be beneficial to approve <br /> both lots. <br /> There were no obj ectors present. <br /> It was moved and seconded (Tom Smith/Stewart) to forward Cal.No. OS-42 to the City <br /> Council with the recommendation for approval as submitted by the petitioner. Motion <br /> � camed unanimously. <br />
