Miller, AICP, Senior Planner�r�r� <br /> Suzan Stickle, Senior PlannerSS <br /> SUBJECT: Request to rezone 4641 Faries Parkway to M-1, Intense Commercial/Light Industrial <br /> District for Archer Daniels Midland <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition with the following <br /> condition: <br /> A site, landscaping and lighting plan meeting the requirements of the Zoning Ordinance must be <br /> submitted to and approved by the Department of Engineering and Infrastructure and the <br /> Deparhnent of Economic and Urban Development before building permits are issued. <br /> The City Plan Commission voted 8-0 to recommend approval of this petition at the September l, 2005 <br /> hearing; the minutes of the meeting are attached. <br /> BACKGROUND: The petitioner has requested rezoning from R-1, Single Family Residence District <br /> to M-1 Intense Commercial/Light Industrial District to allow for the expansion of the current parking <br /> lot. The subject site is approximately three-quarters (3/4) of an acre and is currently vacant. The <br /> surrounding zoning includes M-2 Heavy Industrial District and M-1 Intense Commercial/Light <br /> Industrial District. The proposed rezoning is compatible with the adjacent zoning districts and land <br /> uses in the area. The proposed rezoning to M-1 Intense CommerciaULight Industrial District is in <br /> harmony with the intent of the Comprehensive Plan and the Zoning Ordinance. <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were no objectors to the petition at the Plan Commission <br /> meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan Stickle at 424-2790 or <br /> at smstickle(a�decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
