The interior of the structure will retain its integrity as the residential use and the office <br /> use will not require a physical separation for fire or related building code issues. <br /> The use of the structure as both office and residence fits with the plans for mixed uses in <br /> historic structures along the West Main Street corridor. <br /> Staff recommends approval of the petition subject to the following conditions: <br /> A site plan including a landscaping plan and a lighting plan shall be <br /> submitted to and approved by the Economic and Urban Development <br /> Department and the Engineering and Infrastructure Department before <br /> obtaining any permits. <br /> The Zoning Ordinance of the City of Decatur requires the Plan Commission to hold a <br /> public hearing on the rezoning request for study and a report on the effect of the proposed <br /> use on the comprehensive plan and on the character and development of the <br /> neighborhood. The Plan Commission shall make a recommendation to the City Council <br /> to approve, modify or deny the petition. A recommendation of approval is suggested. <br /> Mr.Nordholm questioned whether the landscaping would be for the whole property. Ms. <br /> Miller stated that only a few plants and possibly a tree would be required for the site. <br /> Mr. John questioned whether the garage would architecturally match with the house, and , <br /> why not have had it included in the staff report as a condition. Ms. Miller stated that it <br /> can always be a request but most of the new garages in the Historical District are not <br /> exactly like the house and staff did not feel it was appropriate to ask for this condition. I <br /> Mr. Matthew Jackson,petitioner, was sworn in by Ms. Jesse. I <br /> Mr. Jackson stated that it is the intention to preserve and match the architectural design of <br /> the house with the gazage as best they can. <br /> There were not objectors present. <br /> It was moved and seconded(John/Anderson)to forward Cal.No. OS-38 to the City <br /> Council with the recommendation for approval as submitted by petitioner. Motion <br /> carried unanimously. <br />
