Excerpts of Decatur City Plan Commission Meeting August 4, 2005 <br /> Cal. No. OS-36 Petition of JACK TALLMAN, to rezone <br /> 1102 Ravina Park Road from R-3, Single Family <br /> Residence District to B-2 Commercial District. <br /> Mr. Crowe gave the recommendation of staff: <br /> The subject site is undeveloped property that lies north of Ravina Park Road and contains <br /> approximately five(5.38) acres. <br /> The petitioner proposes to rezone the property from R-3, Single Family Residence to B-2, <br /> Commercial District in order to build a storage garage with an office. The garage will be <br /> 4,860 squaze feet and will house a collection of antique automobiles, car trailers and a <br /> tow vehicle. <br /> The gazage will be located 180 feet from the south property line and will be secured by a <br /> security gate. The garage will be screened from the public view by the natural landscape <br /> of the existing trees and shrubbery with new landscaping where needed to meet the <br /> requirements of the Zoning Ordinance. <br /> A buffer yard of eleven and one half(11 %z) feet must be provided along the west <br /> property line adjacent to residential districts. The existing natural landscape along the <br /> west side will screen the garage from the residential areas. <br /> The proposed rezoning to B-2 Commercial District is compatible with the adjacent <br /> commercial zoning to the east, north, and south. The rezoning of the property to B-2 will <br /> not be detrimental to neighboring property values. <br /> Based on the above analysis, staff recommends approval of the petition as submitted with <br /> the following conditions: Site, landscaping and lighting plans for the storage garage must <br /> be submitted and approved by the Department of Economic and Urban Development and <br /> the Department of Engineering and Infrastructure before building permits are issued. <br /> Mr. John questioned whether tiny areas in this neighborhood would all be zoned <br /> differently. Mr. Crowe stated the petitioner's map was accurate and there were no <br />, pockets not being rezoned. <br /> Mr. John stated since B-2 will border two sides of this property how will the landscaping <br /> be done. Mr. Crowe stated that a buffer will be provided on the east and north property <br /> lines. <br /> Mr. John was concerned about the traffic flow if this becomes a B-2 and how traffic <br />'� would affect the area. Mr. Crowe stated there is other B-2 zoning in this area and staff <br /> felt that the use would not increase traffic. <br />
