Stewart, Transportation Planner�-�JpJ <br /> O <br /> SUBJECT: Rezone from R-3, Single Family Residence District to B-2, Commercial District at <br /> 1102 Ravina Park Road <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed <br /> with the following condition: A site, landscaping and lighting plan for the storage garage must be <br /> submitted and approved by the Department of Economic and Urban Development and the Deparhnent <br /> of Engineering and Infrastructure before building permits are issued. The City Plan Commission <br /> voted 9-1 to recommend approval of this petition at the August 4, 2005 meeting; the minutes of the <br /> meeting are attached. <br /> BACKGROUND: The subject site is undeveloped property that lies north of Ravina Park Road and <br /> contains approximately five (5.38) acres. The petitioner proposes to rezone the property from R-3, <br /> Single Family Residence to B-2, Commercial District in order to build a storage garage and office. The <br /> garage will be 4,860 square feet and will house a collection of antique automobiles, car trailers and tow <br /> vehicle. <br /> The garage will be located 180 feet from the south property line and will be secured by a security gate. <br /> The garage will be screened from the public view by the natural landscape of the existing trees and <br /> shrubbery and with new landscaping. <br /> A buffer yard between ten (10) and fifty(50) feet must be provided adjacent to residential districts. <br /> The proposed rezoning to B-2 Commercial District is compatible with the adjacent commercial zoning <br /> to the east, north, and south. The rezoning of the property to B-2 will not be detrimental to neighboring <br /> property values. <br /> POTENTIAL OBJECTION: None <br /> INPUT FROM OTHER SOURCES: None <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
