Stewart, Transportation Planner� <br /> SUBJECT: Rezone from R-6, Multiple Dwelling District and B-1,Neighborhood Shopping <br /> District to B-2, Commercial District at 805-845 North Main Street <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed <br /> with the following conditions: 1. A site plan including landscaping and lighting will be required for <br /> additional parking lot paving at the site; 2. A building permit is also required; and 3. A separate <br /> permit for the sign will also be required. The City Plan Commission voted 9-0 to recommend <br /> approval of this petition at the August 4, 2005 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is located on the west side of the 800 Block of North Main Street <br /> containing approximately 36,000 square feet. The property is currently developed with a used car lot <br /> and a vacant lot. <br /> The petitioner proposes to construct an electronic messaging sign at the site. The sign must be located <br /> five(5) feet from the property line,be no more than 100 square feet and no taller than 35 feet in height. <br /> The surrounding zoning includes R-6 Multiple Dwelling District, O-1 Office District, B-1 <br /> Neighborhood Shopping District and B-2 Commercial District. The Decatur Urban Area Land Use Plan <br /> shows the east half of the block as Commercial. The proposed rezoning to B-2 Commercial District is <br /> compatible with the adjacent sunounding mixed zoning in the area.
