SUSHANT SINHA, to amend the <br /> O-1 Planned Unit Development located at 646 <br /> West Pershing Road to allow for the expansion of the <br /> existing structure. <br /> Ms. Stickle gave the recommendation of staff: <br /> The Decatur City Council approved the rezoning of a portion of the Macon County Eye <br /> Center site to O-1 Office District in 1995. A Planned Unit Development was approved <br /> and established at this time. An amendment to the PUD was subsequently approved in <br /> 1997 allowing for the lot to the north to become part of the PUD in order to provide <br /> adequate space for a parking lot. A second amendment was approved by City Council in <br /> October of 2003 to allow for the construction of a 3,890 square foot addition to the <br /> current structure. This addition was never constructed. <br /> The petitioner has requested an amendment to the approved PUD to allow for the '� <br /> conshuction of a 4,400 square foot addition to the current structure. The expansion to the ' <br /> building will allow for more examination rooms to offer more patient space and services. '� <br /> This increase in size is necessary to meet the Illinois Department of Health standards. <br /> The petitioner will maintain the same building materials and colors on the addition that I <br /> aze on the existing building. <br /> The amendment allowing for the expansion of the existing building is consistent with the <br /> intent of the original approved O-1 PUD. The building materials and colors will maintain <br /> the character of the current development and the surrounding area. The following <br /> analysis of items is based on the City of Decatur Zoning Ordinance standazds for <br /> reviewing applications for planned developments: <br /> a. The proposed amendment will maintain the chazacter of the area. <br /> b. The proposed development is not expected to have a negative impact on the area. <br /> c. The proposed amendment to the PUD will be consistent with the level of quality <br /> found in the original PUD submittal. <br /> d. The proposed amendments aze not consistent with the Decatur Urban Area Land <br /> Use Plan; however, the development is in accordance with City standards for <br /> development. <br /> e. The proposed amendments will have no impact on traffic capacity. <br /> f. The proposed amendments will have no impact on utilities. <br /> g. The proposed development is being developed in accordance with an overall <br /> design plan for the entire PUD. <br /> h. Adequate parking facilities are provided consistent with the proposed use of the <br /> site. <br />
